Residential Polished Concrete in Los Angeles & Orange County
IT’S SO CLEAN polishes and coats concrete floors in homes across Los Angeles and Orange County. We work on interior living space, garages, patios and pool decks, for homeowners and builders, starting at 400 sqft. Same crew and same diamond tooling we run on 20,000 sqft commercial floors.
What we install
Polished concrete
The slab under your house becomes the finished floor. No wood to warp, no grout to scrub, no coating to peel. Choose the gloss, from a soft satin through a full reflection.
Epoxy coating
A seamless resin floor in the color or metallic pattern you pick. It covers concrete that would never polish well and it cleans with a mop. The finish is only as good as the prep under it, which is where most of the labor goes.
Garage floors
Polished or epoxy coated. Budget kits give out at the tire tracks where hot rubber peels them off. We open the slab so the coating bonds into it.
Micro-topping and surface overlay
A thin overlay for slabs that are patched, stained or too far gone to polish directly. New surface, no repour.

Living in the house while we work
The question every homeowner asks first. Here is the honest version.
Dust
Every grinder runs on dust collection and we tent the work area in plastic. It is not a dustless process anywhere in the trade, and anyone telling you it is has not done it. It is contained, and we clean before we leave.
How long
A garage finishes in two to three days. Interior living space depends on square footage and slab condition. You get a date range after we walk it, not a guess over the phone.
Noise
Grinders are loud. We work standard hours and tell your neighbors ourselves if you want us to.
Furniture and pets
The room has to be empty and closed off. We seal the floor before anything moves back onto it, and we tell you when it is safe for paws and bare feet.
Is it cold and hard
It is concrete, so yes to hard. Cold depends on your house. Over radiant heat it outperforms wood, and in most LA homes it reads cool in summer, which people tend to want.
Remodels
We sequence against your other trades so nobody is grinding while cabinets go in or paint goes up.
Common questions
Will polishing my floor fill the house with dust?
Every grinder runs on dust collection and we tent the work area in plastic. It is not a dustless process anywhere in the trade, and anyone telling you otherwise has not done it. It is contained, and we clean before we leave.
Why do budget garage kits peel at the tyre tracks?
Because they sit on top of a sealed slab instead of bonding into it. Hot rubber grips the coating harder than the coating grips the concrete, so it lifts where the car parks. We grind the slab open first so the coating keys in.
Can you polish the slab under my carpet or tile?
Usually yes, but what comes up with the covering matters. Carpet adhesive grinds out. Tile adhesive stains into the concrete and stays visible in a polished finish, so if your slab has carried tile we will tell you how it will look before you commit.
Is a polished concrete floor cold and hard to live on?
It is concrete, so yes to hard. Cold depends on your house. Over radiant heat it outperforms wood and tile because it conducts rather than insulates, and in most Los Angeles homes it reads cool in summer, which is usually what people want.
When can we move furniture back and let pets on it?
The room has to be empty and closed off while we work. We seal the floor before anything moves back onto it, and we tell you when it is safe for paws and bare feet rather than leaving you to guess.
What is the smallest garage floor you will take?
Four hundred square feet. Below that our setup costs more than the floor is worth to you. Garages run two to three days whether they are polished or coated, and we work across Los Angeles County and Orange County.
What it costs
Residential polished concrete runs $6 to $12 per square foot. Garage epoxy runs $6 to $15, and a typical two-car garage lands between $1,800 and $4,500. Full breakdown and what moves the number is on our pricing section.
Minimum is 500 sqft for interior work and 400 sqft for garages.
