What grind and seal is

The floor is ground to take off the top surface and whatever is on it, then repaired, then sealed. It stops short of the full grit progression that produces a polished floor. Instead of building gloss through finer and finer diamonds, you grind to a clean, even surface and put a sealer over it.

The result is a low-sheen floor. It reads as finished concrete rather than as a mirror, and it is easy to keep clean. The sealer protects against staining and takes the wear.

Grind and seal or full polish

Grind and seal makes sense when

The slab is large, the budget is real, and nobody needs a reflection. Warehouses, distribution floors, back-of-house, workshops. You want a sealed, even, easy-to-clean floor and you want it done quickly. It costs less and installs faster than a full polish.

Full polish makes sense when

People look at the floor. Retail, restaurants, offices, showrooms, homes. Polished concrete is harder because the densifier goes into the slab, it holds up better under foot traffic, and the sealer is not carrying the wear on its own.

On our 12,000 sqft Los Angeles warehouse we went grind and seal, which was the right call on a slab that size where the client wanted a clean sealed floor and not a mirror.

The sealer is the trade-off

Worth being straight about, because it is the difference that shows up years later.

On a polished floor the hardness is in the concrete itself. A densifier reacts with the slab and hardens it from within, so the surface you walk on is the slab. On a grind and seal, the protection is a sealer sitting on top. It is doing the work, and it wears.

That means grind and seal has a maintenance cycle where polished concrete largely does not. How long between reseals depends entirely on traffic. A busy warehouse floor will want attention far sooner than a low-traffic space. It is not a fault, it is the cost of the lower up-front price, and it belongs in the decision rather than being discovered later.

The process

  1. Assessment. What is on the slab and what is wrong underneath it.
  2. Grinding. Large grinders across the open floor, angle grinders into the edges and corners where the machines cannot reach. Old coatings, adhesive and surface contamination come off here.
  3. Repair. Cracks, spalls and joints filled and ground flat while the slab is open.
  4. Sealing. An acrylic sealer over the prepared surface. It closes the concrete, resists staining, and brings up a low sheen.

What it costs

Grind and seal sits below full polished concrete, which runs $3 to $12 per square foot commercially. Where exactly depends on slab condition and how much repair is needed before the sealer goes down.

The saving is real but it is not the whole picture. You are trading a lower up-front cost for a floor that will want resealing, against a polished floor that costs more once and then largely looks after itself. On a large industrial slab that trade usually favours grind and seal. In a showroom it usually does not.

What is the difference between grind and seal and polished concrete?

Is grind and seal cheaper?

How often does it need resealing?

What does it look like?

Low sheen. Clean, even concrete with a soft light to it rather than a reflection. If you want to see the lights in the floor, you want a polish.

Can you grind and seal a floor that had a coating on it?

Yes. The grinding takes the old coating off along with the top surface of the slab. That is the same first stage as any other finish, and what happens after it is a choice.
