What we walked into
Twelve thousand square feet of warehouse slab under a bowstring truss roof, which puts the building somewhere in the middle of the last century. The floor had been patched more than once and none of the patches matched. Old trench lines ran the length of the space, the control joints had spalled along their edges, and there were circular cut-outs where equipment had been pulled and the holes filled with whatever was to hand.
What the client needed
A lease handover date, with ten days to get 12,000 square feet ready. That is a fast pace on a slab carrying this much repair.
What we did
We ran two rotary grinders with dust extraction on each and worked the floor in passes. Joints and spalled edges got filled before we opened the surface up. From there it was a grind and seal rather than a full polish, which is the right call on a slab this size when the client wants a clean sealed floor and not a mirror.
What made it difficult
The patches, and there were a lot of them. Heavy concrete repair, cracks running through most of the bays, and transitions that had gone out of level where one patch met another. Getting a slab like that flat enough to read as one floor is most of the work.
The result
Ten days, and a slab that had been patched and re-patched for decades now reads as one floor. Sealed, even grey, and easy to keep clean under forklift traffic.
