This is the widest spread of work we have anywhere. Los Angeles asks for everything: 12,000 sq ft of warehouse restoration one month, a 380 sq ft garage the next, and a downtown restaurant that had to be finished between services.

What Los Angeles floors usually need
Warehouses and industrial
The biggest floor we have done in the city was a 12,000 sq ft warehouse that needed restoring rather than replacing: ten working days, and the slab stayed where it was. On floors this size the question is almost never the finish, it is the staging. We agree which bays we take and in what order before the first day, so you keep operating around us.
Offices and creative space
Downtown offices and studios tend to have a decent slab hiding under old vinyl or carpet glue. Polished concrete or a clear epoxy both work, and which one you want usually comes down to whether you like the concrete underneath. We grind a test patch and show you before you commit.
Restaurants and retail
A 700 sq ft downtown restaurant took four working days, scheduled so the kitchen never lost a service. Retail and hospitality floors get spills, heels and carts all day, which is why we usually steer these toward a coating rather than a polish unless the slab is genuinely good.
Homes, condos and ADUs
Condos, ADUs and garages are smaller, and small floors carry more edge work per square foot than open ones. That is why a 380 sq ft garage does not cost a tenth of a 3,800 sq ft warehouse. Downtown condo buildings also have their own rules about noise and lift access, and we deal with the building manager so you do not have to.

Commercial polished concrete

Minimum project size is 400 square feet. Quotes are free and done on site. We would rather look at the slab than guess at it over the phone.

Common questions
How much does polished concrete cost in Los Angeles?
Commercial polished concrete runs $3 to $12+ per square foot, residential $6 to $12. The spread comes down to the state of the slab and the gloss level you want. We quote on site, free.
Can you restore a slab instead of replacing it?
Usually, yes. The 12,000 sq ft warehouse floor we did in the city was a restoration: ground back, repaired and sealed in ten working days. Replacing that slab would have cost several times more and taken the space out of use for weeks.
Do you work downtown, in buildings with lift access and noise rules?
Regularly. Five of the fourteen floors on this page are downtown, including a condo and a restaurant. We handle the building manager, the lift booking and the working hours.
How long will the floor be out of use?
Small rooms are three to five days. A 4,000 sq ft office took five. The 8,000 sq ft downtown commercial building took fourteen because the slab needed repair first. You get a day count before we start, not after.
