What we walked into
The largest repair job in this set. An original black and cream checkerboard floor ran through the circulation spaces, and in long stretches it had been lifted, cut through for services, or lost entirely and made good with plain concrete. Some rooms had a red floor with the same problem. Concrete columns, active construction, and sections of slab in three or four different conditions within a few feet of each other.
What we did
Fourteen days, most of them repair rather than coating. Cut out and made good the failed areas, brought the patched sections up to the level of the original floor, and stabilised what was left of the checkerboard. Then a clear coat over the whole thing so the original pattern reads through and the repaired sections sit at the same sheen.
What made it difficult
Everything about matching. A new patch next to a decades old checkerboard square will never be identical, and pretending otherwise wastes the client money. The aim was for the repairs to sit down quietly next to the original rather than to disappear, and for the whole floor to read as one surface under the coating.
The result
The original checkerboard is legible again through most of the ground floor, sealed and reflective. The repaired areas are visible if you look for them, which is the honest outcome on a floor this old.
