What we walked into
A working industrial slab with decades on it. Paint spills, adhesive shadows where machinery or partitions had been, saw cuts, and cracking running across most of the floor. Orange structural columns through the middle of the space and a steel mezzanine overhead.
What we did
Ground the whole floor back, which took the loose material and most of the paint off without erasing the staining underneath. Repaired and filled the cracks. Then a clear epoxy in a matte finish, which seals the slab without adding colour or gloss.
What made it difficult
Deciding what to remove and what to keep. On a clear floor the grinding is the design work, because whatever is left after grinding is what the client lives with. Grind too little and it looks unfinished. Grind too much and you have paid for a clear coat over a floor with no character left in it.
The result
A sealed, cleanable floor that still reads as a warehouse slab. The cracks are filled and stable but you can still see where they ran. Matte rather than gloss, so the reflections stay soft under the studio lighting.
