What we walked into

Thirty-eight hundred square feet of warehouse mid-conversion to creative office space. The slab was stained through from whatever the building had been used for, patched in places, and the walls were still down to framing when we started.

What the client needed

A finished floor for a creative office conversion, which means it had to look deliberate rather than industrial-by-accident.

What we did

We ground the slab back to bare concrete, which on a floor stained this deeply is most of the work. Cracks and patches got filled and levelled, then the epoxy went down over the prepared surface so it keyed in rather than sitting on top.

What made it difficult

Six days on 3,800 sqft during an active conversion. Two coats of epoxy moisture barrier was needed in this project to cover the old oil stains.

The result

A grey epoxy floor with enough gloss to bounce the window light down the length of the space. In a conversion where the ceiling is exposed and the walls are plain, the floor is doing a lot of the work.
