Older slabs near the ocean
Plenty of Santa Monica housing stock is old enough that the slab was poured without a vapour barrier. Moisture coming up through concrete is the single most common reason a coating fails, so we test before quoting rather than after. If the reading is high, a grind and seal or a polish is the safer answer than epoxy.
Polished concrete in homes
The 1,300 sq ft residence on this page took five working days. Residential polishing is slower per square foot than commercial because of edges, doorways and the care needed around finished walls. It is also the finish people most often want once they see a test patch of their own slab.
Small offices and studios
A 400 sq ft office took three working days in metallic epoxy. Rooms this size are mostly edge, which is why the price per square foot is higher than on an open floor, and why we quote them on site rather than by phone.
Parking, permits and noise
Grinding is loud and the equipment needs power and a place to park. In Santa Monica that usually means agreeing hours with the building or the neighbours first. We sort that out before the day, not on it.
