Polished concrete and epoxy flooring in Van Nuys

Three Van Nuys floors, 6,700 square feet: a dog hotel, a commercial office and an industrial warehouse. Valley work is mostly commercial, mostly working buildings, and mostly needs to be finished around a business that cannot close.

Van Nuys projects

Van Nuys is warehouses, workshops and the businesses that run out of them. Two of the three floors here are industrial, and the third is a dog hotel, which is its own kind of demanding: constant washing down, claws, and no tolerance for anything slippery.

What Van Nuys floors usually need

Warehouses and workshops

A 2,800 sq ft warehouse took five working days in epoxy. On industrial slabs the decision is usually coating versus polish, and it comes down to what happens on the floor. Forklifts and pallet trucks favour a polish, because there is no coating to peel. Chemicals, oil and standing water favour a coating.

Kennels, vets and wash-down floors

The dog hotel took seven working days for 2,000 sq ft, longer per foot than a plain warehouse. Floors that get washed down daily need coving at the walls so water cannot get underneath, and a top coat with enough grit that wet paws and wet boots both stay put. It is a different specification from a storage floor, and quoting it as one is how people end up disappointed.

Offices above and behind the shop

The 1,900 sq ft office polish took eight working days. Office slabs in industrial buildings are often patchy, with old partition lines and adhesive. Grinding reveals all of it, which is why we cut a test patch first so you can see what you are going to get.

Working around a business

Almost nothing in Van Nuys can shut for a week. We section floors so you keep operating in the part we are not in, and we will work nights if that is what it takes.

Tell us what drives over the floor and what gets spilled on it, and we will tell you which finish fits.

What a Van Nuys floor costs

These are the ranges we actually quote. What moves a job up the range is the condition of the slab, not the size of it.

Commercial polished concrete

$3 to $12+ per sq ft

Slab condition and the gloss level you specify set the number.

Commercial epoxy

$6 to $15 per sq ft

The coating system and how deep the prep goes set the number.

Garage and residential epoxy

$6 to $15 per sq ft

A two-car garage typically lands at $1,800 to $4,500.

Grind and seal with restoration

$3 to $8 per sq ft

How much repair the slab needs first sets the number.

Minimum project size is 400 square feet. Quotes are free and done on site. We would rather look at the slab than guess at it over the phone.

Every budget is different. Tell us what you are working with and we will work out the best floor we can give you for it.

Common questions

Epoxy or polished concrete for a warehouse?

Polished, in most cases. There is no coating to peel under forklift traffic and it lasts decades with nothing more than cleaning. Epoxy makes sense when there are chemicals or constant standing water.

Can you do a floor that gets washed down every day?

Yes. It needs coving at the walls and a non-slip top coat, which is what we did at the dog hotel on this page. It takes longer than a standard coating and it is worth it.

Do we have to close while you work?

Usually not. We section the floor so you keep operating in the areas we are not in, and we will work nights where that suits better.

How long does a warehouse floor take?

2,800 sq ft took five working days. Larger floors run longer and we give you a day count before we start, not after.

What else do you cover in the Valley?

Northridge, Canoga Park, Woodland Hills, Sherman Oaks, Burbank, Valley Village and the rest of the San Fernando Valley. See the full service area.
