What we walked into

Nine and a half thousand square feet with old floor striping still down and a crack network running through most of the slab.

What the client needed

The client had just taken the lease and wanted a seamless epoxy floor in before they moved anything in.

What we did

We ground the whole floor back to bare concrete. On a slab this size that is the part people underestimate, and it is most of the seven days. With the floor ground, the cracks got filled and the surface got opened up so the epoxy had something to key into instead of sitting on top waiting to let go. One coat of epoxy, then one coat of polyurethane over it.

What made it difficult

The preparation, which is also the part that decides whether the rest holds. A one coat epoxy and one coat polyurethane build gives you no margin: anything left in the slab shows through, and anything the coating cannot key into will let go later. Grinding and repair took more of the seven days than the coating did.

The result

A white epoxy floor across the whole warehouse, bright enough that it throws the overhead light back down the length of the building. That matters in a space where nobody wants to pay to add fixtures.
