What Manhattan Beach floors usually need

Garages

A two-car garage is around 400 sq ft and takes two to three working days: one to grind and patch, one to coat, and time to cure before you park on it. Flake epoxy is what most people here choose. It hides dust, it takes a hose, and the flake gives enough texture that the floor is not slippery when a wet car comes in.

Garages with steps

Plenty of houses here have a step or two down from the house into the garage. Steps are fiddly: they need the coating carried over the nose cleanly and some grit in the top coat so they stay safe underfoot. Living space

Metallic epoxy and polished concrete both turn up inside homes here. Metallic gives you a poured, marbled look with real depth. Polished concrete gives you the slab itself. The 800 sq ft metallic floor took five working days and the 1,000 sq ft polish took four.

Coastal slabs

Close to the water, moisture through the slab is the thing that breaks coatings. We test before quoting. If the reading is high we will say so and point you at a finish that will survive it, rather than selling you a coating that lifts in two years.
